Saving Your Home From Foreclosure Through Loan Modification

Now, if you are new to the world of property values, you might be wondering how foreclosure affects people who pay their mortgages on time. The problems occur after the home is abandoned. If it is not sold immediately, it could be a target of squatting or vandalism. As a result, a home could be full of broken glass, trash or body waste. It could also attract mice, rats and other pests into the neighborhood.

Sadly, this cycle can continue on for months, even after lenders drastically reduce the home’s sales price. With so many homes to choose from, most home buyers are not going to want a property that needs work. Investors are an exception, but even after their purchase, the problem is far from over. It could take months before they can find someone to buy or rent the property.

However, do not become too alarmed. There are a couple of things you can do to retain your home’s value:

1. Remain vigilant.

If you see suspicious people hanging out near a foreclosed property, call the police. For animals you see outside of the premises, call your local Animal Control. These actions will prevent some of the health and safety issues that occur when houses become abandoned. It may also lessen the chance that a lender feels they need to board up a property, (an action that ruins a neighborhood’s aesthetic quality).

2. Hold onto your house.

Selling is the last thing you should do when there is a foreclosure in your neighborhood. This is particularly the case with the current market, especially if profit is your primary concern. Instead, consider offering a rent-to-own arrangement. Offer tenants a really low rent with a chance to buy the property at its normal market value. If they fall in love with the house during their lease period, they will have no problems buying. This is especially true for tenants who have bad credit.

In conclusion, house foreclosures are a problem that many people have to deal with. True, it should not scare you into selling, but you cannot be naive either. Keep an eye out on all of the foreclosures in your neighborhood. Encourage others to do this also, especially if the area conducts a “Neighborhood Watch” campaign. If you are successful, you can help stop foreclosure and rest better at night.
