Evanston Real Estate Market Statistics for March 2010. Evanston is a community of Calgary, Alberta.
I’M Jeff Campbell of the Jeff Campbell Team with Century 21 the Professionals. We specialize in Evanston Real Estate.
Here are your Evanston Real Estate Market statistics. March 2010 versus February 2010, didn’t see a lot of changes in the overall market presence other than we had four more sales than the previous month. Inventory went up by three to 25, average price basically stayed exactly the same up $571.00. Median price actually went down $5000.00 or 1%. Days on market was 32 days versus 40, comparing March 2010 to March 2009 shows that we have definitely less homes for sale and more homes selling which is just a stronger market that we’re in right now.
Average price is up 20%, $72,000.00. Median price is up $65,000.00 or 18%, days on market is almost cut in half from 59 to 32. Sometimes, the monthly numbers get skewed a little bit, so I like looking at the first quarter stats as a better indication of exactly what’s going on, so here’s the Evanston stats for your first quarter 2010 versus the first quarter of 2009. Homes for sale is just the inventory numbers, again, way less properties for sale in that quarter. Homes sold, we had 32 versus 35, so sales in the first quarter of each year, still pretty much the same, but the average price is the important thing to look at. We’re up $55,000.00. 14.82%. The median price is $53,000.00 or 14.13% and because the median and the average are so close, it’s really a true number to what’s going on in Evanston’s market. We’ve really recovered quite well, especially with our market and the housing that we have here in all the different price ranges. The average days on market is five days faster as well, so great Evanston real estate market statistics for the first quarter and that’s your Evanston real estate market update.

People who decide to relocate to Dallas will be buying a home or renting a home in a major metropolitan area where real estate values have remained stable. Both the cost of living and the unemployment rate are well below the national averages.
** Major Population Center in North Texas **
With a population of 1,240,499 in 2009, Dallas ranks as the ninth largest city in the United States and the third largest in Texas. Although separated from neighboring Fort Worth by 32 miles, the two cities, forming the DFW Metroplex, comprise the 12th largest metro economy in the world with the fourth largest labor force in the United States.
Fort Worth has a population of 600,000 and is the 19th largest city in the nation and one of “America’s Most Livable Communities.” Whereas Fort Worth cherishes its western tradition and “Cow Town” image, Dallas fully embraces its role as a modern, 21st century, urban leader, proudly designated as one of the country’s “Most Ethnically Diverse Communities.”
** Diverse Population, Stable Economy, Strong Real Estate **
Together Dallas and Fort Worth form one of most vibrant and compelling population centers in the United States. The area’s healthy economy is a significant draw for young professionals and families seeking to relocate to Dallas.
The cost of living index in the city is 7.06% lower than the rest of the nation (aided in part by the fact that Texas has no state income tax.) Dallas has grown at a rate of 3.73% since 2000 with a population of 50.4% males to 49.6% females. The median age is 30.5 years.
In May 2010, unemployment in Dallas stands at roughly 8% compared to the national average of around 10%. In recent years tech industries have made strong inroads in the metroplex. The city now has more than 233,000 tech workers, more than Austin and Houston combined, and is home to major companies including Research in Motion (the maker of BlackBerry smartphones), AT&T, Raytheon, and Lockheed Martin.
Real estate values in Dallas have weathered the recession well, remaining relatively stable with fewer of the wild price swings that have plagued other parts of the country. Currently median home prices stand at approximately $115,850, although they vary widely by neighborhoods within the city.
Anyone who is going to relocate to Dallas should work with a knowledgeable real estate professional who can apprise them of all the implications of any location in the immediate city or surrounding suburbs. Dallas is a diverse urban area providing a wide variety of choices for anyone buying or renting a home.
** Education, Health Care, Culture, Access **
The region is especially strong in the terms of education and health care:
– The Dallas Independent School District serves more than 160,000 students.
– Overall, the DFW Metroplex is home to 17 two-year technical/trade colleges.
– There are 7 private colleges and universities, and six public four-year colleges and universities.

When looking for a home to buy, it’s very important that you find one in a good neighborhood; it’s going to affect the value of your home in a big way in the future. When you buy a home, you should understand that you’re as good as stuck with it for several years until you either sell it or it gets foreclosed. The neighborhood where you bought your real estate property in will help determine whether you will have an easy time reselling the property or not. You can have a beautiful house in a bad neighborhood and the value will still be affected adversely.
One way of making sure that your home is within a good neighborhood is to make sure that you recognize what you can call a “good neighborhood”. Different people (at different points in their life) have different needs and preferences for the neighborhood that they will want to live in. You should learn to recognize this and let it affect your decision to buy a home.
Learning to recognize your personal preferences and how it will affect your happiness over your purchase will take you closer to finding the right neighborhood and the right home. Here are a few suggestions to help you figure this out:
Identify the non-negotiables. Every person has a preference that he or she will not be willing to compromise. Identify what things you can consider as negotiable and non-negotiable when talking about the neighborhood you want your house to be in. Ask yourself some specific questions which will require specific answers. Are you comfortable moving in a neighborhood near a college area where there could be plenty of college students partying til late at night? If that’s your scene, then that’s fine, but if that bothers you, then you may want to consider this a deal breaker. Would you find it hard to commute to work every day if you lived in the suburbs or do you prefer the long drive to and from work? It’s all really a matter of preference, so sometimes one cannot make clear-cut recommendations. The best person to identify the non-negotiables is you, and sitting down, taking the time to figure this out will be important in finding the right home that’s for you and your family.
Maybe you already know where you want it to be. Sometimes you already have an idea of what area you want your home to be, but you just have to narrow it down to a few communities. Look closer to what you already know and work from there. If you can’t find what you’re looking for near you, widen your circle to include familiar places.
See for yourself. Don’t be contented with listening to what your real estate agent says or what you read on the internet. Go out and drive to the neighborhood you are considering and see for yourself what kind of neighbors you’ll be living with, if they keep their homes well-maintained, if the neighborhood is clean and graffitti-free. Things like that matter a lot and tell you what direction the neighborhood is going.

It is human nature to buy household goods, whether there is any need for them or not. This results in cluttering of the house because most homes are already crammed with furniture and other items of daily use. At such a stage, the only alternative is to use the facilities of a Gambrills storage unit. Use of such a facility also becomes necessary if you have to change your residence from one city to the other or shift to a new house within the same city. You would also need to use a Gambrills self storage unit if you need to renovate or remodel your home. Most people use these facilities at some time or the other in their life.
It is essential to ensure that Gambrills storage units provide certain key services such as security, safety, and comfortable environment, required amount of customer service, optimum productivity, competitive cost and operational efficiency. Most Gambrills storage warehouses are designed keeping in mind the above aspects and the following considerations.
Space Utilization: These warehouses basically have ease of regular movement of vehicles, occupants, and material handling equipment. Their designs incorporate efficient use of the entire space, both horizontally and vertically.
Load Factor: Since most Gambrills storage units handle heavy loads, the storage infrastructure and the handling equipment are designed to suit these requirements. Moreover, proper safeguards are in place for snow, winds, and seismic loads.
Utility Aspects: Gambrills storage could be used either for storing goods or there might be special power and utility requirements. In view of these special needs, they have adequate provision for proper lighting and temperature control facilities in the warehouse. Many customers need to store perishable goods for which they require air conditioning facilities.
Fire Protection: All Gambrills storage facilities including Gambrills car storage and Gambrills RV storage units have incorporated high quality and dependable fire protection systems that are efficient, automatic and cost efficient. These systems can control any fire outbreak in the early stages. If inflammable and hazardous items need to be stored, the units are designed for proper ventilation and high performance Heating Ventilation and Air Conditioning (HVAC). Moreover, this system reduces emissions, provides greater energy and saves cost.
Other Special Features: Gambrills storage provides effective solutions to all special needs of the customers such as heated or unheated units, humidity control at required levels, and refrigeration facilities including chilling and freezing spaces. The warehouses are built by adhering to the local building laws, and fire and life safety codes. Relevant engineering practices are kept in mind. Security of the goods is the prime concern of the warehouse owners and they take suitable measures to protect the goods by employing competent security guards and installing the necessary safety equipment.
Gambrills storage can accommodate a large variety of materials ranging from boats and vehicles to furniture and other household goods. Specialized storage solutions are offered for individual needs of customers and effective management procedures are followed. The staff is professionally trained and customer satisfaction is assured to all. Security of the goods is given the highest priority in these units.

A purchase of land for commercial use should not be undertaken lightly. You may think that you have found the perfect parcel of property, and you may be tempted to close the sale as quickly as possible. However, you will derive more profit and enjoyment from your purchase if you take the time to research the plot of land that you are considering. When it comes to buying commercial land, what you don’t know can not only hurt you, it can ruin your business plans and lead to substantial financial loss.
The first and most obvious consideration when purchasing commercial property is location, and this factor is relatively easy to evaluate. Depending on the intended use of the plot of land, you will want to ascertain whether the land is easily accessible by local highways and public transit and whether it is close to amenities such as shopping malls, apartment complexes, recreational facilities, schools, and manufacturing plants. You should also consider whether the subject property is close to and capable of being serviced by any required local utilities, such as electricity, telephone, natural gas, and water. Providing the infrastructure for some utilities, such as water, can be highly expensive for parcels of land in remote locations.
An even more crucial factor than location is development potential. Before buying a plot of land, you must determine whether it is possible to build upon it. A piece of property may be in a prime location, but you will lose the value of your investment if you do not discover that you cannot build upon it until after you buy it. Factors that influence buildability include the quality of the soil and the general topography. Will the soil support the foundation of whatever structure you intend to build upon the property? Is there sufficient drainage or is the land susceptible to flooding? Is there easy access to a sewage system? Will hills and slopes on the surface of the land complicate or hinder your plans for developing the parcel? These are all essential questions for which the answers should be obtained before you complete your purchase.
Other important issues to research include local zoning ordinances and applicable environmental regulations. The zoning laws for the town or municipality in which the land is located may limit the uses to which the property can be put. They may also place restrictions on the type, size, or construction of any structure that is built upon it. In addition, local, state, and federal environmental regulations can also place strict limits on development and sometimes require property owners to undertake costly remedial measures to preserve wildlife or the character of the land.
Finally, make sure that you determine whether there are utility easements on the property and where they are located. If such easements exist, determine whether their location will interfere with your construction plans, compromise the aesthetic value of the property, or otherwise impede your use of the land.
Researching these issues can be tedious and time-consuming. However, you will be thankful that you took the time to look into these matters before buying your land rather than afterward. As with any transaction, having more information can only benefit you as a purchaser and, later, as a land owner and developer.

You need to be aware that as you purchase a house, there are times that you will encounter a lot of different problems. There are a lot of guide that tells you what to do in order to have a smooth purchase, but you also need to know what are the things you must not do, in order not to complicate things and for you not to have unnecessary issues. You need to understand that there are turning points in your transaction and a single mistake can lead to a series of bad decisions that can cost you a lot of money. It is imperative that that you secure yourself and your family against financial problems by making smart decisions when you engage on buying a real estate property. Check these helpful examples that will help you understand thew things to avoid on your ongoing transaction on buying a home.
Avoid career change.
If there is really a need for you to change careers, then consider waiting for your loan to be approved first, and make sure there would be minimal or no impact on your finances as well. The reason for that is because most if not all lenders would always check your career status because this is how they will determine if you have a stable source of income and are able to pay your loan. During this time changing careers would be a bad idea because this will not promote trust and instead will create doubt on the lender’s part on approving your loan. You also need to be aware that as you transfer or move to a different company, you again need to reestablish yourself and prove your capabilities. Having a big adjustment and having a huge set of bills that needs to be paid might be a lot of problems that can cause too much stress and pressure for you and your family.
Avoid making big purchases before you buy a house.
You need to make sure you have a good credit score which is a big factor for your loan to be approved. If the lender checked your credit score and saw that you have recently made a huge purchase, then the lender might have doubts to grant you a loan. The lender might think that you have already a lot of bills to pay and might not be able to handle you loan payment to them.
Avoid making another big purchase once you closed the deal on buying a house.
Do not think that the only bill or fee that you have incurred after purchasing a house is the mortgage fee. The reason behind that is because in reality, you will have other things that you need to pay other than the mortgage fee. A lot of people make this kind of mistake because after purchasing a house for example at fountain hills, a lot of people apply for another loan to build a swimming pool, or upgrade their car to an SUV or to the latest sports car being released. Avoid having that same mistake and instead save money and strive to improve your income because purchasing a house is a long-term financial commitment.
Pay attention to details.
You need to scrutinize everything and inspect every detail on your finances and on your purchase. You need to be aware that a lot of times, there are other charges that are not being mentioned and repairs that needs to be done and a lot more minor things that can sum up to a fairly big price. Inspect everything on all the documents that you have and make time to check the house closely. Ask someone that has a lot of experience with this kind of things and do also your own research, so that you will not put in a bad situation.

Your home is now on sale. It is necessary that you sell it now because you need to be in New York for that job that you had been dreaming of. Plus, the money that you would be getting is something you need to start your new life there. The question now is how should you start this?
Find an expert and he will tell you that it is important to have a real estate agent with you. This agent will be the one to help you get your property off the market. Such experts know their way in the industry and they will be the one to let the people who matter know that there is a property for sale. You do not have to do anything but wait.
Ask a real estate agent and he (or she) would tell you that being able to sell a home is definitely a challenge. This is because there are just times when there are units that can stay in the market for months and more months but they just do not get new owners. There are also units which immediately get buyers the minute it enters the market.
The location of the home for sale and the price attached to it can make the difference really. For the real estate agent, that should not be an obstacle as there are ways on how he (or she) can make it look pleasing to people who search homes for sale to get one.
A home that is presentable is one thing that real estate agents have to deal with. According to an expert, it is important to catch your buyer
Offsite storage of your furnishings and inventories provides you with an easy option to clear away the clutter from your home or workplace. It is generally preferred to renting warehouses. Though every Franklin Park Storage facility has a reputation for providing an excellent, affordable, and customer friendly service, it is advisable to do a little bit of research before choosing a certain company. The choice will depend highly on your individual storage requirements. Budgetary restrictions also play an important role. This article deals with some of the basic concerns that may arise while making any such choice.
You should find out the details of the services provided by various Franklin Park Storage units. One of the major points of concern should be the square foot that is available for rent. It should not be more than what you need; otherwise you will end up paying unnecessary rent. However, there should be enough extra space that can be used if in the future you decide to move anything else to storage.
Pests can easily destroy your precious antique furniture. Use of tensile steel is advisable, as it provides superior protection against rodents and adverse weather conditions, such as high temperature and humidity. If you intend to store perishables or expensive goods, then you can always opt for a temperature-controlled facility. Many Franklin Park Storage units have separate air-conditioned facilities. Even though you will have to pay some extra money for this, it is advisable to store sensitive electronic items only in these AC units.
Safety Considerations
All facilities have adequate safety arrangements. The premises are monitored with security cameras throughout the day and night. Well-trained security guards ensure that no undesirable eventualities shall take place. It is ensured that only you can access the goods in storage. Most of the facilities provide pass keys with bar codes and passwords. Some of them have even employed bio-recognition techniques, such as fingerprint access, etc.
Some of the facilities that are located on the outskirts will give you cheap rates. However, you should consider if it is a wise step to risk your stuff at such a distant location. In case of an adverse eventuality, cops might take longer time to reach there.
Round-The-Clock Accessibility
This should be your foremost concern, especially when choosing a Franklin Park RV Storage. You will probably need your vehicle on weekends and other holidays. If you are using Franklin Park Car Storage, you might need your wheels anytime in case of an emergency. All facilities claim to provide after hours service. However, in some cases, it is limited to phone support only. You should confirm that you are getting a fair 24×7 accessibility to your stored goods. Another important factor is the distance of a certain facility from your home.
Other Concerns
You should also emphasize the credentials of the self storage unit. Make it a point to deal only with a reputable company. Look for the value-added services, such as transit support, availability of packing materials, and maintenance services. Ask them if they provide discount for long-term storage. Many of them also offer e-billing services.
Franklin Park Storage facility provides an excellent, affordable, and customer friendly service. You can choose a variety of Franklin Park storage units like climate controlled, standard space, drive up units, inside units, stack units or lockers.

Flood damage to a home can occur with a natural hazard or via a broken water main, and in either case, emergency procedures should be put into effect immediately within the first 48 hours. Most home owner’s insurance policies will cover the property for flood damage, however, the home owner is responsible for taking the necessary clean-up steps and making sure the insurance paperwork is in order. In the event of a flood disaster, be sure to keep your recovery checklist handy:
1. Inspect the property for structural damage that could pose a threat to life or limb before entering the home. This includes a partial roof collapse, washed away foundational blocks, and anything else that could render the structure unstable.
2. Contact your electrical, gas and sewage providers to shut off services if the water damage is deemed critical and may interfere with the circuits.
3. Inspect your home during daylight hours only, and use a flashlight rather than the electrical system.
4. Discard all food items, shelved or refrigerated, as they will be contaminated by flood and sewage water.
5. Remove all porous items to mitigate the onset of mold. This includes all carpets, bedding, curtains, clothing, furnishings, etc. Mold can take root within the first 24 to 48 hours, and once it sets in under the floor boards, the house will be off limits for habitation.
6. Contact your insurance provider immediately. Your carrier will need to have a photographic record of the damage, so be sure to get photos of every room at multiple angles. Close-up are helpful for the insurance agents to scrutinize your case, so be sure to zero in on the walls to record the height of the flood waters. The more detailed and accurate your photos are, the faster and more proficiently your case will be handled. In addition, be sure to capture the images in a 360 degree scope of the exterior of the property.
7. If the flood damage was caused by a natural disaster, your insurance provider will put you in touch with FEMA, which may grant you some emergency funding.
8. If your home is not habitable, be sure to remove your most valued items from the property. Simply securing the locks on the doors does not provide adequate protection from looters in a time of regional crisis. Round up your photo albums, keepsakes and high ticket merchandise to protect yourself from theft.
9. When it’s time to put your house back in order, use the help of professionals to inspect and repair as necessary. Expert advise is crucial in a disaster situation, as the mixing of some cleaning solutions may prove toxic when exposed to chemical residue after a flood. Homeowners should refrain from using bleach and amonia when scrubbing down walls and floors, as this may produce a deadly cocktail of fumes. Companies that specialize in disaster recovery are trained to detect chemical toxins, and therefore, should be in charge of the initial clean-up.
10. Be sure your property has been inspected for mold and that you have a green light to re-enter the home with people and pets.
